CHALLENGES AND

The Springfield Lakes project faced several challenges, particularly during the COVID-19 pandemic, which disrupted market conditions and hindered the ability to sell properties off the plan. This, combined with cash flow difficulties and delayed settlement extensions until October 2020, put financial strain on the project. Additionally, market uncertainty and concerns over buyers’ financing abilities added to the challenges. Despite these setbacks, the team managed to negotiate favourable terms, including deferred settlements, to mitigate the impact.

However, the project also presented several opportunities. The introduction of the HomeBuilder Grant boosted buyer interest, especially among first-time buyers, while strong rental returns ranging from 5% to 8% attracted investors. The ability to secure properties with minimal deposits and deferred settlement terms provided an appealing proposition for both investors and homebuyers.

Furthermore, direct dealings with the builder, without the need for agents or middlemen, allowed buyers to access wholesale pricing, ensuring cost savings. The low-interest rate environment further enhanced the project’s appeal, making it a lucrative opportunity for many buyers and investors.
