Inner-City Development? How Can You Capitalise on a Terrace Home Design..

Terrace homes are a popular Victorian-style build in the inner city areas of Sydney and Melbourne. When we think about the city landscape in Australia, these are definitely something that comes to mind. But we have to recognise that a lot of these were built in the 1800s, so aside from their unique history and character they have been renovated over and over and over again.

Here are OwnerDeveloper’s top tips in revamping a Terrace home for optimal capitalisation…

1. EVALUATE EXISTING FEATURES OF THE HOME

Firstly, let's evaluate the unique features of these homes. Instead of modernising this space let’s take in its history and build on it, these homes are a historical statement so don’t take away their character. Key features of terrace homes include a double-pitched gable roof, stucco facades, and arched windows at the front and rear of the home. Instead of entirely taking away the beautiful aspects of the home how can we enhance it?

2. INCREASE THE NATURAL LIGHTING

We have seen this to be the most popular step in revamping a lot of projects...but it plays an important role with terrace homes, because of their narrow and compact build they are quite dark. Skylights and light wells are an innovative way to flood terrace homes with natural light, these need to be planned into your renovation.

2. OPEN UP!

The traditional layout of these homes involves a narrow passageway that sections off into various rooms. Create an open plan and take advantage of a flexible design by removing walls. Design a greater heart to the home by creating a consistent flow between the kitchen, living, and terrace.

3. TAKE ADVANTAGE OF THE OUTDOOR AREA!

This space is prime for entertaining, although it may be small to use a mix of materials and use textures to create an interior aesthetic and take attention away from the lack of space. Look into outdoor finishes; walls, finishes, seating, timber cladding, screening, ornaments, plants. This being used and placed appropriately can make a significant difference.

4. MAKE USE OF THE ATTIC SPACE

Many terraces have an attic space that can be converted into a bedroom or home office, this area may also have a view. But, when trying to open the attic space it means you have to be complying with building regulations. Changing the use and layout of this space isn’t easy so consult a specialist to be sure you are maximising the space cost-effectively.

Create a stand-out development with these tips… effectively applying them will make your project hit the market with a bang!
